1. Introduction
Welcome to Co.Property. These Terms of Service ("Terms") govern your use of our website and services. By accessing or using our services, you agree to be bound by these Terms. If you disagree with any part of the Terms, you may not access our services.

- "Property Owner" refers to individuals or entities who engage our property management services.
- "Property" refers to real estate managed by the Company on behalf of Property Owners.
3. Service Description
Co.Property provides property management services for short-term rentals in Bangkok, Thailand. Our services include but are not limited to:
- Property listing and marketing
- Guest communication and booking management
- Property maintenance and cleaning coordination
- Financial reporting and revenue management
- Online platform for property owners to monitor performance
4. User Accounts
When you create an account with us, you must provide accurate, complete, and current information. You are responsible for safeguarding your account credentials and for any activities or actions under your account.
We reserve the right to disable any user account if we determine that you have violated any provision of these Terms or if your account shows signs of fraudulent activity.
5. Property Management Agreement
Property Owners who engage our property management services will be required to sign a separate Property Management Agreement. That agreement will contain specific terms related to:
- Management fees and commission structure
- Scope of services provided
- Duration of the management relationship
- Responsibilities of both parties
- Termination conditions
In case of any conflict between these Terms and the Property Management Agreement, the terms of the Property Management Agreement shall prevail.
6. Property Owner Responsibilities
Property Owners who engage our services agree to:
- Provide accurate information about their property
- Maintain appropriate insurance coverage
- Comply with all applicable laws and regulations
- Maintain the property in a safe and habitable condition
- Promptly respond to requests requiring owner approval
- Make timely payments for any owner expenses
7. Website Use and Content
7.1 License
Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, and revocable license to access and use our website and services for your personal or business purposes.
7.2 Restrictions
You may not:
- Use our website or services in any way that violates applicable laws or regulations
- Attempt to gain unauthorized access to any part of our website or services
- Interfere with or disrupt the operation of our website or services
- Scrape, data-mine, or extract data from our website without our prior written consent
- Use our website or services to transmit malware or other harmful code
- Impersonate any person or entity or misrepresent your affiliation with any person or entity
7.3 Intellectual Property
All content on our website, including text, graphics, logos, images, and software, is the property of Co.Property or our licensors and is protected by copyright, trademark, and other intellectual property laws.
8. Fees and Payment
Our fees for property management services are outlined in the Property Management Agreement. Payment terms, including due dates and acceptable payment methods, are also specified in that agreement.
We reserve the right to change our fees with appropriate notice as specified in the Property Management Agreement.
9. Limitation of Liability
To the maximum extent permitted by law, Co.Property shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or business opportunities, resulting from your use of our services or inability to use our services.
Our total liability for any claim arising from or related to these Terms or our services shall not exceed the amount you paid to us for services during the six (6) months preceding the claim.
10. Indemnification
You agree to indemnify, defend, and hold harmless Co.Property and its officers, directors, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising from:
- Your use of our services
- Your violation of these Terms
- Your violation of any rights of a third party
- Your violation of any applicable laws or regulations
11. Termination
We may terminate or suspend your access to our services immediately, without prior notice or liability, for any reason, including if you breach these Terms.
Upon termination, your right to use our services will immediately cease. All provisions of these Terms which by their nature should survive termination shall survive, including ownership provisions, warranty disclaimers, indemnity, and limitations of liability.
12. Changes to Terms
We reserve the right to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days' notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.
By continuing to access or use our services after those revisions become effective, you agree to be bound by the revised terms.
13. Governing Law
These Terms shall be governed by and construed in accordance with the laws of Thailand, without regard to its conflict of law provisions.
Any disputes arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts located in Bangkok, Thailand.
